For the full year 2019, the office market posted negative absorption of 511,000 sq. ft. primarily attributed to the performance of Class B properties. Class A properties posted 28,000 sq. ft. of positive absorption. Q4 2019 posted positive net absorption of 94,000 sq. ft. with Class A leading the pack at 195,000 sq. ft. while Class B trailed at negative 147,000 sq. ft.
Total leasing activity in 2019 totaled 8.8 million sq. ft. This was 9% more than total leasing activity in 2018.
The construction pipeline now includes 9753 Katy Freeway, 1801 Post Oak and 600 N Shepherd in the Katy, West Loop/Galleria, and Inner Loop submarkets, respectively. Factoring in the delivery of Chasewood Crossing Three in the FM 1960/Highway 249 submarket
In Q4 2019, sublease inventory dropped to 6.5 million sq. ft. from the prior quarter’s 6.7 million sq. ft. It had been 7.9 million sq. ft. in Q4 2018. This quarter, over 340,000 sq. ft. was sublet with another 230,000 sq. ft. withdrawn while over 500,000 sq. ft. of new sublease space was added to the sublease market.
