The coworking sector experienced significant growth in Baltimore in 2018, with WeWork preleasing 69,000 sq. ft. at Harbor Point Wills Wharf and Spaces leasing 30,000 sq. ft. at 200 E Pratt Street and 32,000 sq. ft. at 145 W Ostend Street. Local players are also making an impact with Brewers Hill Hub which opened at 3600 O’Donnell Street for 23,000 sq. ft. during Q1.
After a record year in 2017 with 1.5 million sq. ft. of new space, activity slowed in 2018 with the addition of three buildings totaling 638,000 sq. ft.
Live-work-play development is gaining momentum in suburban markets. Howard Hughes Corporation’s mixed-use Merriweather District in downtown Columbia has its third office building under construction which is 50% preleased to Tenable. In Towson, Greenberg Gibbons’ Towson Row development broke ground in Q2 and will include 1.2 million sq. ft. of commercial and residential development.
