Matt Rader has thirteen years experience in cost segregation, consulting and valuation providing federal and state tax benefits to investors and real estate owners in all 50 states. Matt has served virtually all service sectors including multi-family, medical office, high, mid and low-rise office, shopping centers, restaurants, professional services as well as manufacturing and high technology.
Matt has successfully defended cost segregation studies in front of the IRS in Virginia, Utah, California, New Jersey, Texas, and Pennsylvania.
Rader also has extensive experience in energy efficiency tax incentives for buildings and building systems. He has lectured on cost segregation and energy efficiency incentives for the Global Strategic Management Institute, chapters of the AIA, USGBC, AICPA, state CPA associations as well as for regional accounting firms.
Rader began his Cost Segregation career at Arthur Andersen and continued this area of specialization when he joined KPMG. While there, he formulated tax-oriented strategies, provided acquisition due diligence and corresponded with federal and state taxing authorities. Additionally, he performed machinery and equipment valuation, predominant use studies, and assisted in the allocations of major projects involving public and private funds, one of which for a major professional sports arena. After KPMG, Rader joined SourceCorp Professional Services where he was the national director of cost segregation and 179D services until 2010 when he left to join CBRE.
Prior to Cost Segregation, Rader’s background was in construction science. Upon graduation worked as a consultant specializing in cost reviews, due diligence, construction monitoring and representation of banks and investors on real estate development and construction loans.
