Joseph Bonifacio III is a Managing Director within the CBRE New York Office since 2011. Mr. Bonifacio has over 23 years of professional experience in all aspects of due diligence and architecture, including property condition assessments, building inspections, project management, budgeting & estimating, code review, construction technology and building systems technology. As a managing director at CBRE, he heads up the property condition assessment group’s debt department. His broad and solid experience has been gained by completing and managing numerous projects throughout the United States. He is a licensed architect and LEED AP certified, and is currently registered in the state of New York.
Mr. Bonifacio oversees the day-to-day operations of the group, ensures that the projects are completed on time and to the highest professional level, and insures successful outcomes for clients. He oversees all parts of the due diligence team including proposals, project mobilization & staffing, report completion, quality control, and client relationships and management.
In addition to overseeing the group, Mr. Bonifacio has managed and self-performed numerous property condition assessments. His experience includes a broad depth of real estate property types including commercial properties, multifamily complexes, hospitality, retail centers, office complexes, and industrial developments. He has worked on various types and levels of both debt and equity due diligence including assessments for acquisition, disclosure, on-book lending, and CMBS projects. His architecture and construction skills and training enables him to provide timely recommendations tailored to the specific needs of real estate transactions. He is experienced in dealing with municipal agencies and multi-party transactions and has obtained close-outs on sites that originally had significant and complex building issues. In addition, Mr. Bonifacio is experienced in identifying immediate repairs and calculating replacement reserves for a variety of loan types and specialty lending programs.
